Unlike a parcel of land that is conveyed by way of a Deed, a mobile home in New Jersey is conveyed by way of a New Jersey Motor Vehicle title, much like the way you would sell a car. Therefore, there is no requirement to run a land title search or pay for title insurance; however, the NJMVC records should be checked to confirm the title you are receiving if genuine and valid.

Factor in the Land Lease

Asa noted above, since a mobile home is more like a vehicle, when you by a mobile home that is already in a mobile home park, you are only buying the mobile home itself and not the land the mobile home is sitting on. Therefore, in addition to the cost of the mobile home itself, you need to factor in the cost of the land lease and other monthly charges associated with mobile home community.
